2026 BUYER PROGRAMS

Programs That May Help First-Time Buyers

Eligibility varies, so the programs below should be reviewed with the appropriate tax, legal or mortgage professional before you rely on them in your purchase plan.

First Home Savings Account (FHSA)

Eligible Canadians can generally contribute up to $8,000 per year, subject to available participation room, with a $40,000 lifetime contribution limit. Qualifying withdrawals for a first home can be tax-free.

Home Buyers' Plan (HBP)

The Home Buyers' Plan currently allows eligible buyers to withdraw up to $60,000 from RRSPs to buy or build a qualifying home, subject to program rules and repayment requirements.

Ontario Land Transfer Tax Refund

Eligible first-time home buyers may qualify for an Ontario land transfer tax refund of up to $4,000.

Toronto Municipal Land Transfer Tax Rebate

Buyers purchasing an eligible property in the City of Toronto may also qualify for a municipal first-time home buyer rebate of up to $4,475, subject to City eligibility requirements.

Eligible first-time buyers purchasing, building or substantially renovating a qualifying new home may receive a rebate of the federal portion of GST/HST of up to $50,000, subject to property value, timing and program requirements.

Ontario New-Housing HST Relief

Ontario's 2026 enhanced new-housing measures can provide qualifying purchasers with relief of up to $80,000 of the provincial portion of HST on eligible new or substantially renovated homes. Eligibility and timing rules apply.
