Seller's Guide

GTA HOME SELLER'S GUIDE

A Smarter Guide to Selling Your Home

Selling successfully involves more than choosing a listing price. From planning and preparation to marketing, offers and closing, each decision affects how your home enters the market and how smoothly the transaction moves forward.

BEFORE YOU LIST

Start With the Decisions Behind the Sale

Before choosing when to list or what price to ask, understand why you are selling, what the property may realistically achieve and what needs to happen after the sale.

01
Your Timing When do you ideally want to move, and how flexible is that timeline?
02
Your Financial Position Consider mortgage obligations, selling costs and expected net proceeds.
03
Your Next Move If you are buying another property, both transactions should be considered together.
QUESTIONS TO CONSIDER

What Does a Successful Sale Need to Accomplish?

  • What could the property realistically sell for?
  • Do you need the sale proceeds to buy your next home?
  • Are there repairs or preparation decisions to make?
  • How quickly do you need the transaction completed?
  • What happens if your ideal timing changes?

YOUR SELLING ROADMAP

Eight Stages of a Well-Planned Home Sale

Every property and market is different, but most successful sales move through the same core decisions—from understanding the market to completing the transaction.

01

Understand Your Market Position

Review recent comparable sales, current competing listings, neighbourhood activity and buyer demand. The objective is to understand where your property fits before deciding how to price or position it.

ANALYZE BEFORE YOU PRICE

02

Prepare the Property

Determine which repairs, improvements, decluttering, staging or presentation changes may meaningfully affect buyer perception—and avoid spending money where the likely return does not justify it.

PREPARE WITH PURPOSE

03

Build the Pricing Strategy

Expected selling value and asking price are not always identical. Pricing should consider current competition, market conditions, buyer behaviour and the strategy being used to introduce the property.

POSITION BEFORE YOU LIST

04

Launch & Market the Home

Photography, property presentation, listing information, MLS positioning and digital exposure should work together to help the right buyers understand the property's value.

CREATE A STRONG FIRST IMPRESSION

05

Manage Showings & Feedback

Showing activity and buyer response provide valuable information. Feedback should be interpreted alongside market activity rather than treated as isolated opinions.

WATCH HOW THE MARKET RESPONDS

06

Review & Compare Offers

The highest price is not automatically the strongest offer. Deposit, financing, conditions, closing date and the buyer's ability to complete the transaction also matter.

COMPARE THE COMPLETE OFFER

07

Conditions & Firm Sale

If an accepted offer contains conditions, monitor the deadlines and documentation carefully. A transaction is not firm until the applicable conditions have been satisfied or waived.

KNOW WHAT STILL NEEDS TO HAPPEN

08

Prepare for Closing

Coordinate your lawyer, mortgage arrangements, moving plans, closing-date obligations, keys and your next property so the transition is as organized as possible.

COMPLETE THE TRANSACTION

PREPARE WITH PURPOSE

Preparing to Sell Does Not Mean Renovating Everything

The objective is to remove unnecessary obstacles to the sale and help buyers see the property clearly. Some homes may benefit from repairs or presentation changes; others may require very little.

Decisions should be based on the property's current condition, likely buyer expectations and whether the improvement is reasonably likely to support the sale.

Fix What Could Weaken Buyer Confidence Address obvious maintenance issues where appropriate.
Avoid Unnecessary Over-Improvement Not every renovation will be recovered through the sale.
Present the Existing Home Effectively Decluttering, cleaning, staging and photography preparation can materially affect perception.

BUILD THE RIGHT POSITION

Pricing Begins With Evidence—not a Desired Number

A useful pricing discussion starts with what buyers have recently paid, what competing properties are available now and how your home compares with those alternatives.

Once an expected selling range is established, the asking-price strategy can be considered separately.

Recent Comparable Sales Relevant properties that have actually sold.
Current Competition The homes buyers can choose instead of yours today.
Buyer Demand Current activity and behaviour in your market segment.

LAUNCH WITH A PLAN

Marketing Should Help Buyers Understand the Property

Effective marketing is not simply about generating views. The goal is to present the home clearly, position it appropriately and make it easy for qualified buyers to evaluate.

Presentation The property should be ready before photographs and showings begin.
Photography Strong visual presentation helps buyers understand the home before visiting.
Market Exposure MLS and digital marketing should reach the buyers most likely to consider the property.
Showing Feedback Buyer response can help identify whether the market is accepting the current position.

EVALUATE THE COMPLETE OFFER

Price Matters—but So Do the Terms

When an offer arrives, look beyond the headline purchase price. The strength of the transaction also depends on the buyer's conditions, deposit, financing position, closing date and other terms.

Price The amount being offered.
Deposit Amount and timing of the buyer's deposit.
Conditions Financing, inspection or other contingencies.
Closing Date How well the proposed timing works for you.
Inclusions Items and fixtures included in the transaction.
Buyer Strength Ability to complete the transaction as agreed.
Reviewing a real estate offer and transaction documents

FROM FIRM SALE TO CLOSING

The Transaction Is Not Finished When the Offer Is Accepted

Once the sale becomes firm, several practical and financial items still need to be coordinated before ownership changes hands.

01 Lawyer Provide the transaction documents and closing information.
02 Mortgage Confirm discharge or other lender requirements.
03 Moving Coordinate possessions, utilities and moving arrangements.
04 Next Property Coordinate timing if you are also purchasing another home.
